Tank vs. Tankless: Which Water Heater Is Right for Your Home?

Comparing cost, lifespan, hot water supply and what Michigan homeowners should know before switching.

vs.

When it's time to replace a water heater, most homeowners choose between a traditional storage tank and a tankless (on-demand) unit. Both can be a great choice — it depends on your household, your budget and your home.

Tank water heaters

  • How they work: heat and store a set amount of water (commonly 40–50 gallons) so it's ready when you need it.
  • Pros: lower upfront cost, simple installation, and an easy like-for-like swap in most homes.
  • Cons: you can run out of hot water during heavy use, they use energy keeping stored water hot, and they take up floor space.
  • Typical lifespan: about 8–12 years.

Tankless water heaters

  • How they work: heat water only as it flows through the unit.
  • Pros: continuous hot water, lower standby energy use, a compact wall-mounted unit, and a longer lifespan — often 20 years with proper maintenance.
  • Cons: higher upfront cost, and switching from a tank may require gas line, venting or electrical upgrades.

What Michigan homeowners should know

Cold incoming water matters. Tankless units are sized by how many gallons per minute they can heat and by how much they have to raise the temperature. Groundwater here is cold in winter, so a tankless unit needs to be sized for Michigan conditions, not a warm-climate average.

Hard water shortens life. Many Michigan homes — especially on wells — have hard water. Scale builds up in both tanks and tankless heat exchangers. Regular flushing helps, and a water softener can protect your investment.

Quick guide

  • Choose a tank if you want the lowest upfront cost and a straightforward replacement.
  • Choose tankless if you want endless hot water, have a larger household, or plan to stay in the home long enough to benefit from the longer lifespan.

Not sure which fits your home? A licensed plumber can look at your gas supply, venting, water quality and hot water use and recommend the right size and type.
